WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?
For Buyers, the answer is an easy-peasy $0! Real estate commissions are paid by the Seller in the State of Florida (and most states, that I'm aware of)
For the Seller, this will vary based on listing price. As a luxury real estate agent I provide professional photography, a high-end brochure, professionally drawn floor-plans, and must more. Aside from my marketing expenses, Premier Sotheby's has their own. Therefore we do charge a percentage of the closed sales price due at time of closing. HOW WILL YOU FIND POTENTIAL BUYERS FOR MY PROPERTY?
I pride myself on the tried and true methods of my industry. Yes, I do employ social media marketing, blogging, SEO, etc. But I also hold open houses every Sunday (or at your convenience,) direct mail postcards to feeder markets, as well as newspaper advertisements, and much more. As each property is unique, my marketing campaigns will vary. I look forward to creating an individualized approach for your extraordinary property!
DO I NEED A REAL ESTATE LAWYER AS WELL?
In the state of Florida, no, you do not need an attorney to close on a real estate transaction. You are able to utilize a title company should you so choose. However, if you would like to use an attorney that is your choice, and many of my clients do. If this is your first time purchasing in Naples, I do strongly suggest that you use a local real estate attorney, as they will have knowledge of our contracts, and an out-of-state attorney will not. I do have many recommendations on local real estate attorneys as well as title companies that are diligent, responsive, and wonderful to work with.
